ARCHITECTURAL VISION

At KC Custom Home Design, we begin each project with an in-depth client design meeting to listen intently to the desires for their dream home.  We create a “Vision” which thoroughly details the design goals and requirements for their new home.  We do a thorough site visit with the client to consider the best views and any special conditions of the property.  Through asking multiple questions, we are able to understand what areas of the home are most important to the client.  We take this information into consideration when proceeding with the design.


SCHEMATIC DESIGN

The director of design develops the first concept drawings of the floor plans and exterior elevations based off of the client approved architectural vision.  Schematic designs are also known as the research development phase of the project.  Local zoning requirements, code and property restrictions are discovered and addressed.  We present a final schematic design, to which the client approves after consultation with the director of design.


DESIGN DEVELOPMENT

Prior to the start of design development, the client has an opportunity to thoroughly review the schematic designs.  The director of design centralizes the focus on refinement of the client approved schematic design and architectural vision.  These designs are taken one step further adding greater detail making sure that there is a clear understanding of the project.  We take a detailed look at all areas of the design to determine if there are any potential cost savings through value engineering that we can implement into the design.  It is important that the client provides input to the director of design at this time as the design development documents are essentially preliminary construction documents.


CONSTRUCTION DOCUMENTATION

Once the design development documents are approved by the client, the construction documentation for the project begins.  The director of design moves forward and produces drawings with attention to detail in mind and finalizes the designs.  We investigate and make certain to address any client concerns that were discussed during the design development.  The construction documents will be used by the builder to apply for building permits and start construction of the home.  The director of design and client will do a final design review to ensure that the design meets their expectations.


CONSTRUCTION MANAGEMENT

Upon completion of the construction documents and attaining building permits, construction of the home begins.  This is when the client’s desires and vision of their dream home comes to life.  During the construction of the home, KC Custom Home Design will randomly do site visits to review the project and address any concerns of the client or builder.
